Land titles in India can be complex. You must verify the entire chain of ownership (the "Mother Deed") for at least the last 30 years. In Karnataka, ensure the land is not under PTCL (Prevention of Transfer of Certain Lands) or Land Reform restrictions.

Check the RTC/Pahani to confirm the current owner and type of land (dry, wet, or garden). Ensure there are no pending litigations. A "Clear Title" is the most important part of your investment; never compromise on legal due diligence.

2. Water Availability and Rights

A farm without water is just a dusty plot. In the Bangalore region, the water table can vary significantly even within a few kilometers. Check if the plot has its own borewell or access to community water.
