The Model

The Managed Farm Model — Your Land, Our Operations, Your Visits

When you buy 1 acre through One Acre Farms, your name goes on the official patta (title deed). You own the land outright, in perpetuity. What you do not have to manage yourself is the agricultural operation — that is what we handle.

Our farm team operates your plot as part of a larger managed farmland community. We decide crops in consultation with you, maintain the irrigation infrastructure, monitor plant health, manage harvesting, and coordinate yield distribution.

You are not a passive investor — you receive monthly updates, can visit your farm any time, and have full transparency into what is growing and why. The word "co-farmer" is not marketing. It describes your actual role: a land owner who participates in a shared farming community.

What you own vs. what we manage

You Own

Title deed (patta) in your name. Land appreciates. You decide when to sell.

We Manage

Soil prep, sapling, irrigation, crop care, harvesting, monthly reports, co-farmer coordination.

You Participate

Farm visits, WhatsApp community, seasonal planting decisions, harvest festivals.

Farm Monitoring

How We Monitor Your Farm — Year Round

Most first-time farmland buyers ask the same question: "What actually happens on my land after I buy it?" Here is the honest answer.

Photo & Video Updates

Fortnightly photos and short videos from your specific plot — not stock images from the project. You see your mango trees, your banana rows, your drip lines.

Monthly Farm Reports

Written monthly reports covering irrigation schedule, fertilisation applied, pest observations, crop growth stage, and planned activities for the coming month.

Dedicated WhatsApp Group

Each project corridor has its own co-farmer WhatsApp group with the farm management team. Ask questions, share photos from your visit, and get responses from the people actually working your land.

Crop Health Reports

Seasonal crop health assessments identify deficiencies, pest pressure, or water stress before they affect yield. Our farm managers document each observation with photographs.

Communication Cadence

Updates follow a predictable rhythm: fortnightly photos (WhatsApp), monthly written report (email + WhatsApp), harvest dispatch notification (when your yield is ready), and annual farm plan summary before each planting season.

Physical Site Visits

Farm managers conduct formal site visits every 15 days — walking each plot, checking irrigation lines, inspecting crop health, and photographing any issues. These visits form the basis of the fortnightly photo updates you receive.

Soil & Crop

Soil Testing, Crop Selection and Water Management

Different corridors require different approaches. Tamil Nadu and Karnataka have different soil profiles, rainfall patterns, and crop suitability.

🌿

Thalli / Hosur Corridor (Tamil Nadu)

Red loamy soil with good moisture retention. Elevation 900–1,100m above sea level.

Primary crops: Alphonso mango, banana (Rasthali, Robusta), turmeric

Water source: Rainfall + borewell

Irrigation: Drip + mulching

🌴

North Bangalore Corridor (Karnataka)

Sandy loam with good drainage. Semi-arid climate with lower rainfall than Thalli.

Primary crops: Coconut, areca nut, vegetables (seasonal)

Water source: Borewell + rainwater harvesting

Irrigation: Drip + micro-sprinkler

🌾

Kanakapura Corridor (Karnataka)

Laterite soil with moderate depth. Higher elevation than North Bangalore corridor.

Primary crops: Mango, banana, silvi-pasture ( fodder + timber)

Water source: Borewell + check dams

Irrigation: Drip + pond storage

The Soil Testing Process

1

Plot Identification

GPS-marked survey of your plot boundaries. Soil samples collected from 5 points across the acre.

2

Laboratory Analysis

NPK levels, pH, organic carbon, micronutrients (Fe, Zn, B). Tests conducted at government-approved soil labs.

3

Report & Crop Plan

Soil report shared with you. Crop plan recommended based on findings — reviewed with you before planting begins.

4

Annual Re-Testing

Soil tested each year post-harvest to track nutrient depletion and adjust fertilisation for the next cycle.

5

Water Management

Borewell yield test at purchase. drip system designed based on plot topography and crop water requirements per zone.

Annual management fee is charged per acre, per year. Contact us for current fee structure — it varies by project corridor and crop mix.

Community

The Co-Farming Community Dimension

Your 1 acre is part of a larger managed community. That is not just a benefit — it is a structural advantage over standalone farmland ownership.

Shared security: neighbouring co-farmers and our on-site team monitor all plots within a project. No illegal encroachment, no unattended boundaries, no abandoned land.

Shared infrastructure: drip irrigation networks, borewells, storage facilities, and access roads are maintained as community assets — individual cost burden is lower as a result.

Shared knowledge: our farm managers serve all co-farmers in a corridor, accumulating regional expertise that no single landowner could develop alone. You benefit from what we learn across 130+ plots.

WhatsApp Community

Private groups per project corridor. Monthly updates, planting decisions, harvest shares, and introductions to fellow co-farmers from 130+ families.

Annual Harvest Festival

Once a year, co-farmers from all projects gather at the farm for the harvest festival. Families meet, see their plots, and celebrate the season's yield together.

Shared Infrastructure

Community borewells, drip networks, storage rooms, and approach roads reduce per-acre cost compared to developing these from scratch on a standalone plot.

Farm Visits

Planning a Visit — What to Expect

You can visit your farm any time. There is no restricted season — every season shows something different on the land.

How to Arrange a Visit

1

Contact us via WhatsApp or phone

Reach out at +91 89254 12027 or https://wa.me/918925412027 — tell us your preferred date and how many people in your group.

2

We coordinate with the farm manager

Your relationship manager confirms availability and sends you directions to the exact plot location — not just the project entrance.

3

Day visit or weekend — your choice

Day visits (9am–4pm) are most common. For overnight stays near the Thalli/Hosur corridor, we can recommend verified homestays within 15–20 minutes of the farm.

What Happens During Your Visit

Walk-through of your plot with the farm supervisor

Review your management file — soil test results, crop plan, yield history

Inspection of current crop stages — see your mango trees, banana rows, or turmeric beds

Lunch with the farm team — simple farm-style meal

Time to connect with any other co-farmers present

Visit to adjacent co-farmer plots if you wish — see different crop mixes and plot sizes

FAQ

Common Questions About Farm Management

What does One Acre Farms actually do day-to-day on my plot?

Our farm team handles the complete agricultural cycle on your behalf. This includes: pre-monsoon soil preparation, sapling selection and planting (based on corridor-specific crop planning), drip irrigation installation and management, organic fertilisation, pest monitoring, weed control, and harvest coordination. You receive photo and video updates at each stage — you never have to wonder what is happening on your land.

How does OAF monitor my farm and keep me informed?

Every co-farmer is added to a WhatsApp group specific to their project corridor once they reserve a plot. Our farm managers share: fortnightly photo/video updates from your plot, monthly written farm reports (irrigation schedules, crop growth stages, upcoming activities), seasonal crop yield estimates, and harvest dispatch notifications. You can also request a dedicated farm visit at any time by contacting your relationship manager.

How does OAF select crops for my specific location?

Crop selection is corridor-specific and evidence-based. Our team conducts soil testing on every plot at the time of purchase. For Thalli/Hosur corridor (Tamil Nadu), we primarily cultivate mango, banana, and turmeric. For North Bangalore corridor (Karnataka), crops include coconut, areca nut, and vegetables. For Kanakapura corridor, we focus on mango, banana, and silvi-pasture systems. Crop plans are shared with co-farmers before each planting season for their input.

What exactly does the annual management fee cover?

The annual fee covers: full-time farm manager and support staff wages, all agricultural inputs (seeds, saplings, organic fertiliser, biopesticides), drip irrigation maintenance, borewell and water management, fence and plot boundary upkeep, security rounds, monthly reporting to all co-farmers, harvest coordination and yield accounting, and co-farmer visit coordination. It does not cover your personal travel to the farm or personal consumables you take home during visits.

What does a farm visit look like at One Acre Farms?

You can plan a visit any time — contact us via WhatsApp or phone and we will coordinate with the farm manager. A typical visit includes: a walk-through of your plot with our farm supervisor, inspection of current crop stages, review of your management file (soil test results, crop plan, yield history), lunch with the farm team, and time to connect with any co-farmers present. Day visits are the most common; we can also help arrange overnight stays at nearby homestays in the Thalli/Hosur area for families who want a weekend farm experience.

How large is OAF's farm management operation and what is the track record?

We have managed farmland for 130+ co-farmer families across 10+ years. Our completed projects span four farm retreat developments near Thalli (Tamil Nadu) — Hilltop Farm Retreat, Lakeside Farm Retreat, Country Side Farm Retreat, and Misty Valley Farm Retreat. Current active management covers our upcoming Thalli project (waitlist open) and Montebello in the North Bangalore corridor. We manage plots across three states and two climate zones, which requires corridor-specific agricultural expertise that most farmland operators cannot replicate.
