At The One Acre Farms, every project begins with a surveyed, demarcated layout. Each co-farmer gets a clearly marked plot with GPS coordinates, a registered sale deed, and physical boundary markers. Before any co-farmer takes possession, we complete the entire development: perimeter fencing, internal roads, water borewell or canal connection, drip irrigation network, and solar street lighting.
The management scope, exclusions, fees, reporting, crop plan, output, and distribution terms depend on the written agreement. Ask for dated records and model a zero-income case. A gated layout does not remove title, water, crop, operator, security, cost, or resale risk.

Pricing depends on the available plot, land extent, included infrastructure, and management agreement. One Acre Farms does not publish a current Thalli price because that project is upcoming. Montebello is the current active project in the North Bangalore corridor. Hilltop, Lakeside, Country Side, and Misty Valley are sold out, and the upcoming Thalli project is waitlist-only. Ask for a dated status sheet because availability changes.
Every gated One Acre Farms community includes: perimeter boundary fencing with controlled entry points, 24/7 on-site security or CCTV monitoring, formed road access within the layout, water connections for drip irrigation and domestic use, dedicated caretaker or farm manager on-site or on-call, agronomist support for crop selection and planning, common gathering areas at select projects, and solar street lighting at most locations. You also get WhatsApp connectivity with your caretaking team for real-time updates on your plot's progress.
Karnataka repealed Sections 79A and 79B in 2020, but that does not make every buyer or parcel automatically eligible. Verify residency status, ceiling rules, land classification, title, encumbrances, survey boundaries, access, and permissions with an independent state-specific property lawyer. Persons resident outside India require separate FEMA advice before considering agricultural land.
